If you haven’t heard of Soleo, it’s one of the most exciting new master-planned communities in San Tan Valley — and lately, a lot of my clients have had their eye on it.
This area is becoming one of the East Valley’s strongest value plays. Between location, amenities, and the builders behind it, Soleo is quickly turning into a go-to destination for families, first-time buyers, and anyone wanting more home for their money without sacrificing lifestyle.
A Thought-Out Master-Planned Community
Developed by Tri Pointe Homes, Soleo spans more than 250 acres and will feature around 1,400 homes once complete.
The community is designed around connection — with gated neighborhoods, parks, walking trails, and a 15-acre Grand Park planned to include a lake, sports fields, event pavilions, and plenty of open green space.
Phase 1 launched with four gated enclaves — Arietta, Luna, Molino, and Revana — and new builders are now joining the mix to expand what the community offers.
Mattamy Homes Joins the Mix
The latest news is that Mattamy Homes has officially kicked off their phase inside Soleo.
They’ve acquired 28 acres to build 115 new homes on 48’ x 120’ lots, with single- and two-story floorplans ranging from roughly 1,500 to 2,500 square feet. Expect modern elevations, flexible layouts, and attractive early incentives once models open in early 2026.
Adding Mattamy brings more variety, more price points, and even more demand for this fast-growing pocket of San Tan Valley.

Soleo’s lifestyle amenities are a big part of what’s driving interest. Homeowners can expect:
