Granview at Somerset: What We Know About Gilbert’s Newest Luxury Community
If you’ve been watching Granview at Somerset in Gilbert, we finally have a much clearer picture of what David Weekley Homes is planning here.
And the more information that comes out, the more interesting this neighborhood gets.
We’re talking about large homes, quarter-acre and half-acre homesites, RV garages, basement options, a gated community and only 75 homes.
That combination is getting harder and harder to find in Gilbert, especially if you want brand-new construction.
But after looking through the floor plans and current neighborhood layout, I also think this is going to be a community where buyers need to pay close attention to more than just which house they like.
The lot could matter just as much.
Seven New Home Designs Are Planned
David Weekley currently has seven home designs planned for Granview at Somerset, with the newest information showing homes ranging from roughly 3,800 square feet to around 7,000 square feet.
That alone puts Granview into a very different category than most new construction happening around Gilbert right now.
There are expected to be both one and two-story homes, along with basement options.
Garage configurations are another big part of the story.
Depending on the plan and homesite, we're seeing options for 3, 4 and even 5-car garages, along with full-size RV garage configurations.
For buyers who have been looking for enough space for cars, toys, a boat or an RV without leaving Gilbert, that could be a huge selling point.
The Architecture Should Give Granview a Different Feel
This is another part I'm excited to see come together.
The architectural styles currently planned include:
- Spanish Colonial
- Farmhouse
- Rural Mediterranean
- French Country
I like that they're not trying to make every home look like a slightly different version of the one next door.
With only 75 homes, larger lots and several architectural styles, Granview has the potential to feel much more custom than a typical production-home neighborhood.
Obviously, we'll have to see how everything translates once construction begins, but on paper, I really like the direction they're going.
The Lot Map Is Where Things Get Interesting
This is probably the part I'm watching most closely.
David Weekley is advertising both quarter-acre and half-acre homesites, but when you actually look at the neighborhood layout, choosing a lot here probably isn't going to be as simple as deciding you want a bigger backyard.
I'm watching which floor plans are allowed on which homesites.
I'm watching where the larger lots are positioned.
I'm watching how the RV garage configurations fit onto certain lots.
I'm looking at what each homesite backs to, where traffic will flow through the neighborhood and which lots may ultimately feel more private.
And then there's the question we don't have an answer to yet:
What will David Weekley charge for the best lots?
Because once builders start releasing homesites, lot premiums can change the actual price of a home pretty quickly.
A house that starts at one number can become a very different number once you add the homesite, structural options, RV garage, basement and design selections.
That's why I wouldn't look at Granview based on base pricing alone.
What Will Homes Cost at Granview?
Nothing is officially for sale yet, so we're still early.
But David Weekley's Phoenix division president has indicated that homes are expected to start somewhere in the high $1 millions to low $2 millions.
And I think the word start is important here.
With homes potentially approaching 7,000 square feet and options like basements, larger homesites, multiple garages and RV configurations, I would expect a pretty significant spread between an entry-level home in the community and a highly optioned home on one of the more desirable lots.
We'll know much more once Weekley releases actual pricing, lot premiums and structural option costs.
Why Granview Stands Out in Gilbert
Gilbert isn't exactly running out of homes.
But it is running out of opportunities to build communities like this.
Finding brand-new construction with larger homesites, big floor plans, RV garages and basement options in a gated Gilbert neighborhood isn't something buyers have endless choices for anymore.
That's what makes Granview interesting to me.
It's not trying to compete with every new-build community in the East Valley.
It's going after a pretty specific buyer.
Someone who wants space.
Someone who may have considered building custom but doesn't necessarily want to go through the entire custom-home process.
Someone who wants a newer luxury home but still wants to stay in Gilbert.
Or someone already living in Gilbert who loves the area but has simply outgrown their current house and can't find the combination of home, garage and lot they want in resale inventory.
For those buyers, Granview could fill a pretty big gap.
When Will Granview at Somerset Open?
The current timeline has model homes beginning to take shape this fall, with presales anticipated in early 2027.
An April 2027 opening is currently being targeted.
Of course, this is new construction, and timelines can move. I wouldn't plan around an exact opening date this far out.
What I would do, especially if Granview is seriously on your radar, is start paying attention before the models open.
Because once we know the final lot releases, floor-plan placement, premiums and upgrade pricing, I think there are going to be some homesites that clearly stand out from others.
My Take on Granview
Big homes.
Big lots.
RV garages.
Basements.
Gated.
Only 75 homes.
And it's all happening in Gilbert, where putting those pieces together in brand-new construction is becoming increasingly rare.
That's why I'm watching Granview so closely.
I'm not just interested in what the model homes look like when they open. I want to know which plans can go on which lots, where the best homesites are, which configurations make the most sense and how much Weekley ultimately charges for them.
Because at this price point, I don't think buyers should simply walk into the sales office, fall in love with a model and pick whatever lot happens to be available.
The details are going to matter here.
