Skyline Ranch Marketplace is finally becoming what people have been waiting for
If you haven’t driven through Hunt Highway and Gary Road lately, Skyline Ranch is finally starting to look more like the shopping center people out here have been hearing about for the last few years.
A lot has changed pretty quickly.
Ulta, Marshalls, HomeGoods and Five Below are open.
PetSmart and Rack Room Shoes are open now too.
And as of September 25, In-N-Out is officially open.
EōS is currently expected to open September 30, and Einstein Bros. is also showing September 30.
Then you’ve still got Michaels, Panera, Smoothie King, America’s Best, The Joint and a bunch of other stuff moving along behind them.
So I went back through everything happening around Skyline Ranch and The ZON because there’s a lot of “coming soon” floating around, and I wanted to see what’s actually open, what’s really being built and what I’d still consider more of a wait-and-see.
Especially if you already live out here, you're thinking about moving out here, or San Tan Valley is somewhere you're considering buying next year.
Not because one shopping center suddenly changes everything.
But because the day-to-day convenience is starting to look different than it did a few years ago.
Here's what's already open
Ulta

Five Below
PetSmart
Rack Room Shoes
In-N-Out
And obviously you already had things around here like WinCo, Home Depot and some restaurants and services.
Rack Room Shoes opened September 12.
In-N-Out opened September 25.
And PetSmart actually opened earlier than some of the original timelines had suggested.
Which is exactly why I’m careful with opening dates.
Some things get pushed back.
Other things suddenly open earlier than expected.
Either way, if you haven't been over here in a while, the area does look noticeably different.
And I think that matters if you're comparing homes in this part of San Tan Valley.
Not because it makes one house automatically better than another.
But because when people think about living farther down Hunt Highway, convenience is usually part of the conversation.
And that part is changing.
EōS and Einstein could be next
EōS Fitness
The current local target for EōS is September 30, 2026.
They've already had the enrollment center open at 1404 W. Hunt Highway, so it does seem close.
I would still call September 30 the current target rather than promise that's the day the doors open.
Dates move.
But this one looks like it's getting there.
Einstein Bros. Bagels
Einstein Bros. is also currently showing September 30.
Their location is at 1742 W. Hunt Highway, Suite 101, and they've already been hiring for it.
So if both dates stick, there could be a couple more openings right around the same time.
These are actually under construction
This is where I make a distinction.
There are businesses that show up on leasing maps forever.
And then there are businesses where you can actually see the space being built.
Right now that second group includes:
Michaels
Panera
Smoothie King
America’s Best Contacts & Eyeglasses
The Joint Chiropractic
Tasteful Tailgates
I still don't have opening dates on those that I trust enough to tell you to put them on your calendar.
But they're also not just names on a plan anymore.
They're being built.
And if you're thinking about buying in this area next year, that's useful context.
You still have to look at commute, roads, schools, how far south you are and how often you need to be somewhere else.
Those things don't disappear because a Panera opens.
But the area is getting a little easier to live in day to day.
Still coming, but I'm not giving you a date
There are a few others still associated with the project that I’d keep in the “coming” bucket for now:
V’s Barbershop
AT&T
Classic & Fancy Nails Spa
Dental Care
I’m not saying they're not happening.
I just haven't seen enough yet that I'd tell somebody when they're opening.
And there's a difference.
What about Cold Beers & Cheeseburgers?
Cold Beers & Cheeseburgers is still planned for the old Denny’s.
Earlier timelines had it opening sooner than this, so right now I'm basically calling this one 2026 TBD until something more concrete comes out.
I do like the fact that the old Denny’s space is getting reused.
As San Tan Valley grows, it’s not always going to be about brand-new pads and new shopping centers.
Some of the older spaces are going to start turning over too.
And that’s normal.
Chick-fil-A is still a ways out
Chick-fil-A is still currently showing summer 2027.
So yes, it looks like it's coming.
But summer 2027 is far enough away that I wouldn't treat that as locked in yet.
We've seen how these timelines move.
I’d just put that one in the “likely later” bucket for now.
Tasteful Tailgates is probably the one I'm most curious about
This is the one that surprised me.
I originally saw Tasteful Tailgates on the tenant list and honestly didn't think much about it.
Then I started digging into what they're actually planning.
It's supposed to be a seafood, steak and sports-bar concept with more than 250 seats inside, around 35 seats at the bar and another 50 outside on a misted patio, plus TVs throughout.
That's a pretty big restaurant for this area.
And this is probably the type of thing I’m more interested in seeing out here.
Not because San Tan Valley desperately needs some huge restaurant scene.
But because there are already plenty of quick-service and drive-thru options.
What’s still a little thinner are places where you can sit down, meet friends, watch a game or stay closer to home instead of automatically heading toward Queen Creek.
If they do it well, it could be useful.
If they don’t, then it’s just another big restaurant.
We’ll see.
And honestly, In-N-Out isn't really the big story here
Obviously In-N-Out is going to get attention.
Chick-fil-A will too.
But I don't think one In-N-Out changes what it's like to live down Hunt Highway.
The combination of all this is what matters more.
You've got WinCo.
Home Depot.
EōS getting close.
Marshalls, HomeGoods, Ulta, Five Below, PetSmart and Rack Room Shoes.
Michaels being built.
Then Panera, Einstein Bros. and Smoothie King.
Eye care.
Chiropractic.
Dental.
Haircuts.
All the normal stuff that probably matters more to people living nearby than one big-name restaurant opening.
Because the tradeoff with living farther down Hunt Highway has always been pretty obvious.
You could often get more house, more lot or just more for your money.
But part of that deal was usually more driving.
That’s still true.
If you commute into Chandler, Gilbert, Tempe or Phoenix, Skyline Marketplace doesn't fix that.
If you want a more established restaurant scene, nightlife or a walkable downtown, you're still leaving the area.
And depending on where you live in San Tan Valley, you're still pretty dependent on a few major roads.
So I wouldn’t pretend all the old tradeoffs disappeared.
They didn’t.
But for normal everyday errands, the inconvenience is getting smaller.
And I think that's the more accurate way to look at what’s happening here.
If you're thinking about buying here next year
I wouldn't look at San Tan Valley and say, “Look at everything coming, this area is going to be amazing.”
I also wouldn't judge it entirely by what it looked like three or four years ago.
I'd look at what’s actually open now.
What’s physically being built.
How long your real commute would be.
Where your kids would go to school.
What you actually do during the week.
And how often you're going to be driving into Queen Creek, Gilbert or somewhere else.
For some buyers, San Tan Valley makes a ton of sense because the extra space or house is worth that tradeoff.
For somebody else, being closer to restaurants, freeways or work might matter more.
Skyline Marketplace just makes that tradeoff a little less lopsided than it used to be.
And if you already own out here
Same idea.
I wouldn't tell a seller, “In-N-Out opened, so your house is worth more.”
That's not how this works.
But buyers absolutely notice convenience.
They notice how long it takes to get places.
They notice whether everyday stuff is nearby.
And they notice when their mental picture of San Tan Valley is a few years out of date.
So if you're selling around Skyline Ranch, San Tan Heights or farther down Hunt Highway, all this becomes part of the context.
Not the reason someone buys your house.
But part of how they judge the location.
I think this corner has crossed a line
A couple years ago, I was watching Skyline Ranch wondering whether this corner at Hunt Highway and Gary Road would ever really fill in.
I don't think that's the question anymore.
It's filling in.
In-N-Out is open.
PetSmart and Rack Room Shoes are open.
EōS and Einstein could be next.
Michaels, Panera, Smoothie King, Tasteful Tailgates and several service businesses are actually being built.
Cold Beers & Cheeseburgers is still in the mix.
And there’s more behind all of that.
That doesn't suddenly make this part of San Tan Valley perfect.
There are still things missing.
There are still reasons people drive toward Queen Creek.
And there are still legitimate tradeoffs to living farther south.
But it is becoming more complete than it used to be.
And if you live out here, or you're thinking about moving here next year, that’s probably the most useful way to look at it.
I'll keep updating this as things actually open and dates get more solid.
Because around here, there's a pretty big difference between “coming soon,” someone actually building the space, and being able to walk through the front door.
