Everyone talks about the same Gilbert neighborhoods…

the ones with the name and the hype
and yeah… there’s a reason for that
but what I’ve seen over time is a lot of buyers get stuck there
and never take a step back to compare what else is out there
so before you lock yourself into one of the “popular” spots…
here are a few neighborhoods I’d make sure you at least check off your list
The Groves ($900k - $1M+)
If you want to be close to Downtown Gilbert…
more space, more maturity, established feel, and still right in the mix
Jake’s Ranch (High $700k - $1M+)
Quiet, gated, tucked away, and easy to overlook
good if you want location without the noise in Gilbert Arizona
Casa Rica ($1.2M+)
Bigger homes, all single story, larger lots, not that cookie-cutter feel
fits someone who values space and flexibility but still wants strong curb appeal
Layton Lakes (High $500k - $1.1M+)
One of the more balanced communities in Gilbert AZ
lakes, trails, newer homes… solid for families who want amenities without the hype pricing
Estates at Spectrum (Mid $400k - High $700k)
Close to SanTan Village Gilbert
great if you want convenience, restaurants, and retail within minutes
Freeman Farms ($500k - $850k+)
More space, larger homes, quieter feel
good if you want room without having to go too far out or fully brand new
Stratland Estates (High $500k - $1.5M+)
Underrated pocket
clean, well-kept, and not on everyone’s radar in the Gilbert housing market
Carol Rae Ranch ($450k - $650k+)
Consistent, established, and practical
Not brand new...but a good entry point into North Gilbert without sacrificing location
Cooley Station (Mid $400k - $900k+)
More of that newer, planned community feel
fits if you like walkability, parks, and a cleaner aesthetic in Gilbert Arizona neighborhoods
Ashland Ranch
Simple, reliable, and well-located
good for buyers who want something that just works day to day and still close to everything
My Point
None of these are for everyone…
and that’s the point
but if you’re only looking at the same 2–3 neighborhoods everyone else is talking about
you’re probably missing options that could fit just as well… or better
