If you’ve done the starter-home thing and you’re ready to level up in 2026, most people assume new builds mean long wait times. But that’s not always true.
Queen Creek has several communities with quick move-ins or near-complete homes in that sweet spot… better layouts, more space, elevated finishes, and a timeline that doesn’t feel like forever.
Here’s the breakdown of where to look, who builds there, typical home sizes, and what you’re likely seeing in 2026 pricing.
Caleda by Toll Brothers
Builder: Toll Brothers
Home Sizes: ~2,400–3,400+ sq ft
General Price Point (2026): ~$950K–$1.2M+
What I Like Best: It feels intentional, refined, and elevated as soon as you walk in. Many homes here offer spacious single-level layouts with premium finishes already included… no waiting for perfect cabinets or counter selections.
Caleda is gated, with a neighborhood courtyard and subtle resort elements that make it feel calm and well put together. Quick move-ins here are rare but awesome when they pop.
Barney Farms by Fulton Homes
Builder: Fulton Homes
Home Sizes: ~2,000–3,800+ sq ft
General Price Point (2026): ~$800K–$1M+
What I Like Best: The lakes and paths give this community real character. You don’t get the “cookie-cutter” feel… it’s designed for outdoor living and the way families actually use their space.
Barney Farms tends to have a wide variety of floor plans with upgrades available early on, so when spec homes are ready to go, they already look thoughtful.
Ellsworth Ranch by Taylor Morrison

What I Like Best: Larger layouts with thoughtful design that feel spacious without luxury pricing. It’s not the biggest community, and that’s part of the appeal… when homes are available, they have presence, character, and great value for the size.
Legado West
Builders: Fulton Homes + David Weekley Homes

What I Like Best: Variety and space. Between Fulton and David Weekley sections, you get everything from efficient family homes to generous lots and RV garages that aren’t typical in new builds.
This community really has two vibes in one place… and more opportunities for near-move-in homes.
Madera
Builder: Multiple (varies by phase… often Lennar and others)
Home Sizes: ~1,800–3,400+ sq ft
General Price Point (2026): ~$750K–$980K+
What I Like Best: It strikes a balance that a lot of buyers overlook. More modern finishes, open layouts, and smart design… without feeling way out of budget. It’s not tiny, and it doesn’t feel basic… it just works for how people live today.
Northcreek by Woodside Homes

What I Like Best: Solid value with smart layouts. Northcreek homes maximize space and function, and the ones that are close to move-in already have modern design elements without you needing to customize anything yourself.
This is a great option if you want new without stretching your budget to the top of the market.
Why This “Middle Lane” Matters
Most people think “new build” means one of two things…
...start from dirt and wait
...or pay full luxury pricing
But there’s a real middle lane in 2026… homes that are newer, thoughtfully designed, elevated in finish, and ready sooner than a full build.
