Look—I love Gilbert.
I live here. I work here. I’m raising my family here.
But my job isn’t to tell you what you want to hear.
It’s to tell you what actually makes sense.
And the truth is this: some parts of Gilbert are overpriced for what you’re really getting.
That doesn’t mean Gilbert isn’t a great place to live...it is. But value matters, and not every pocket delivers it equally.
Let’s break it down.
North Gilbert: Price is Strong, Value is Mixed
A lot of north Gilbert is made up of older, standard subdivisions.
The good:

Larger lot sizes than newer builds

Mature landscaping

That “they don’t build them like this anymore” feel
The reality:

Aging plazas, parks, and infrastructure

Roads showing wear

Some school rankings starting to dip
You’re still paying strong Gilbert prices, but many of these areas haven’t kept pace with the cost.
South Gilbert: Newer Homes, But You’re Paying in Time
Go far enough south and you’ll find newer construction and modern layouts.
But here’s the trade-off:

Ongoing construction is part of daily life

Limited dining, shopping, and entertainment
Most errands mean a 15–20 minute drive. For some people that’s fine. For others, it gets old quickly.
West Gilbert: Fine… But Rarely a Favorite
West Gilbert surprises people.
Yes, there are:

A few lake communities

Some charm in pockets
But let’s be honest...most buyers don’t fall in love here.
People usually buy west Gilbert because:

It checks boxes on paper
Unless there’s a truly great deal, it’s easy to overpay relative to demand.
Morrison Ranch: Beautiful, But Buyers Get Burned
I saved this one for last on purpose.
Morrison Ranch has a strong aesthetic and a great location. The vibe is hard to deny.
But here’s what buyers don’t always expect:

If location is your top priority, it can still make sense.

So… Is Gilbert Still Worth It?

There are parts of Gilbert that absolutely deserve their price tags.
And there are a few pockets where I would personally fight for a home if it hit the market.
The key is knowing where value still exists...and where the price no longer matches the return.
